Do you have items I can rent?
We offer storage for rent at $50.00 per month.
Is renter's insurance required?
Yes, we require renter's insurance. A minimum of $100,000 in limited liability coverage is required. Proof of policy must be provided to the leasing office prior to move in.
What are your application requirements?
We require proof of income in the form of 2 most recent paystubs, 2 most recent tax returns or a signed new job offer letter along with a $500 holding deposit.
Can I apply online?
Yes at our property website. It is the only way to apply.
How much is the security deposit? Is any of it refundable?
The security deposit amount depends on the result of the screening and could be either our standard $500 or equivalent to 1 months' rent.
Is there an application fee?
No.
Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?
Yes, we are looking for a minimum income of roughly 3x the monthly rent per month.
Do I have to pay first & last month's rent?
No, we only require 1st month's rent (prorated if neccessary) plus the security deposit and a lock and key charge of $100.
What leasing options are available?
6 months +, anything between 6-10 months comes at a $150/ month premium
Do I need a lease guarantor?
We only allow guarantors on rare occassions. If there is a lack of established credit. We do not accept guarantors or co-signers on insufficient income which is usually the reason people propose using a co-signer.
Do you offer individual leases?

When is rent due and how can I pay my rent? What forms of payment are acceptable?
Rent is due on the 1st of every month and can be paid online, via the resident portal, with an e-check, debit or credit card. Alternatively, personal checks or money orders can be dropped off at the office in person or slipped through the office mail slot.
Is there a late fee for overdue payments? Is there a grace period?
Yes, if a balance is carried over into a new month a late fee of $50.00 will post to your account automatically.
Are utilities included?
Water is the only utility that is included.
What happens if I need to move out before my lease expires?
Lease break situations are handled on a case by case basis and options are given.
Can the apartment be sublet or listed on Airbnb or VRBO?
The lease does not allow for subletting or for apartments to be listed on short-term rental platforms like Airbnb or VRBO.
What are the occupancy limits?
Maximum occupancy is two residents per studio, two residents per one bedroom, two residents of nonfamilial status per two bedroom or four residents of familial status per two bedroom, and three residents of non-familial status per three bedroom or six residents of familial status per three bedroom. Persons six months of age and younger at lease signing or renewal are not considered residents for the purposes of determining maximum occupancy.
What are hours of the leasing office?
The leasing office is open Mon - Fri, 9 AM - 6 PM, Sat, 10 AM - 4 PM, and closed Sunday. Closed New Year's Day, Thanksgiving Day, and Christmas Day.

10am - 8pm
What are the hours for the laundry facilities?

We are pleased to be a smoke-free community.
Do you allow pets? What is the pet policy?
Yes, we are a pet-friendly community. Cats welcome. The monthly pet rent per cat is $40 per month, not to exceed 2 cats. Additional restrictions apply and will be explained during the leasing process. All pets must be approved by management.
What is the parking situation? What about guest parking?
Two unassigned parking spaces are included with the apartment (for non-commercial vehicles). Guests can park in the parking lot. It would be wise to inform the leasing office with your guests' vehicle information.

What is the policy for snow removal?
Snow removal is provided in the parking lot.
Are there building quiet hours?
Quiet hours start at 9pm and continue until 9am.
What decorations or changes to the apartment are prohibited?
Hanging items on walls in the apartment is permitted. Please contact office for additional info.
Are there fees for using the communal spaces?

Are there restrictions for what can be put on balconies or patios?
No grills, no bicycles, the patio/ balcony is not to be used as storage either.
What is the procedure for moving in/out?
We require a 60-day notice before the end of your lease if you plan on moving out. There are no moving-in/ or out day/time restrictions.

There is ground floor communal card operated laundry in each of the 3 buildings.
What appliances are in the ktichen?
Stove, d/w (no d/w in the studio), refridgerator, oven/ hood
When were these apartments built? Have there been any renovations?
Built in 1970, yes there have been renovations.
Are you near any transportation routes? Which ones?
MWRTA has route 7C which has a couple different stops in Marlborough.
Is there public transportation nearby? What stop is closest?
The MWRTA is the public tranportation. The closest bus stop is at the nearby Target.
How much traffic is there in the area? Are there any times during day/night that it is heavy?
Traffic tends to be heavier in the typical hours of before and after school and work hours. Ususally trafic quiets down by 6pm.
What schools serve the community?
Francis J Kane Elementary, 1 Lt Charles W Whitcomb School, and Marlborough High school serve the community.
When is rent due?
Rent is due on the first of every month.
What forms of rent do you accept?
Debit, credit, e-check can be used online. Checks & money orders are accepted in the leasing office. We do not accept cash for any reason.

Can I set up automatic payments for rent?

How do I access FLEX rent payments?
You can apply for FLEX at flex.com. If approved, they will pay your rent on the first of the month and you can pay them back over time.
How do I access my resident portal?
You will be given access to your Resident Portal after the lease has been signed. You can visit the Resident Portal website or download the Resident Portal app through the App Store or Google Play.
What can I do in my resident portal?
You can make rent payments, request maintenance, contact the leasing office, set up renter's insurance, electronically sign documents, etc...
How do I upload documents in my resident portal?
Once logged in, you can access the documents tab and upload from there.

Am I able to renew my lease? How?
Renewals are sent approximately 75 days before leases expire. If you plan to renew, you will log into your Resident Portal and e-sign the renewal documents.
Can I add occupants to my lease? What is the process?
You can add occupants to your lease as long as adding them doesn't exceed our occupancy guideline. You will need to provide the first and last name of the occupant you'd like to add, as well as their date of birth, phone number and email address to the leasing office.
Am I able to transfer from my current apartment to a new apartment or building?
Yes, you may request to transfer. Contact the office to learn more about our transfer guidelines.
How do I put in a maintenance request? How long does it take for maintenance to respond to a request?
Maintenance requests can be entered through your Resident Portal or by contacting the leasing office. Requests will be responded to within 24 hours.

What constitutes an emergency maintenance request?
No heat (September 15th-June 15th), water pipe breakage/leaking pipe, fire, flooding or excessive leakage from ceiling, dysfunctional toilet, refrigerator not working.
How do I enter a maintenance request online?
You can submit a maintenance request on your Resident Portal by selecting the "my apartment" tab on the left side of the screen and selecting "maintenance" from the drop down menu, then "request maintenance" in the top right corner.
What are the fitness center hours?

What are the seasonal dates for the pool?
The pools typically opens around the holiday weekend in May and closes around the holiday weekend in September.

There is extra storage available on the property. To rent a storage space is $75/month. Inquiry with the office if you are interested.

No parking passes are given. Up to two vehicles can be on file with the office.
Is there visitor parking?
Vistors may park in any of the open spaces on the property.

What are snow removal protocols?
Maintenance is on site at 5am to clear snow from walkways and stairs; snow-removal contractor/plows are on site at 5am to clear parking lots. Residents should be mindful of moving cars in order to allow the plows to access more spaces to clear.

Can I have a pet(s)? Is there a pet rent or breed restrictions? What is the process?

How do I get my packages?
Packages can be collected from the package room in the 740 building.
How does the package concierge work/how do I receive packages?
For the package concierge, you will receive a log in code to the package room to claim your packages.
Can I make spare keys?
Residents are not permitted to make duplicates of their keys. If extra keys are needed, please contact the leasing office.
How do I set up or transfer utilities (electric, water, gas, internet)?
Electricity can be set up by contacting National Grid. Internet can be set up through Spectrum.
Can I sublease or assign my lease to someone else?
The lease does not allow for subletting or for apartments to be listed on short-term rental platforms like Airbnb or VRBO.

What can and cannot go down the garbage disposal?
Only small food scraps and water should be put down the disposal, while the water and the disposal are running. After the scraps are gone, allow the disposal and water to run for about 30 seconds. Stringy foods such as celery, squash or any peels such as onions or potatoes, rice, egg shells, pasta, cigarettes or any objects can not go down your disposal.
What is the smoking policy?
Our community is a breath of fresh air. We do not allow smoking in the apartments or buildings.
Can I decorate my patio/balcony?
Chairs, tables, and plants are allowed. No storage of any kind, no clothing/drying racks, no personal grills (not allowed anywhere on property)
Can I paint the walls or install my own fixtures?
Painting or installations are not permitted unless given permission by management. Please contact the leasing office with any questions.
